The waters vary considerably in size, depth and stocking, giving anglers a choice of straightforward mixed-coarse fishing and more feature-rich ponds. House Pond sits beside the car park and is specifically presented as suitable for disabled anglers, while Long Water reaches around 12 feet in places and contains carp, bream, perch, tench, roach and rudd. Horam Manor Fishery venue rules

Current day-ticket rules set a two-rod maximum, require barbless hooks, limit groundbait to 1kg per angler, prohibit keepnets and require dogs to be kept on leads. For night fishing, the two-rod and barbless-hook rules remain, an unhooking mat or cradle is compulsory, and keepnets are not permitted. Twenty-four-hour fishing must be arranged in advance.
